As Project Managers for the Tiger Woods golf course and associated boutique hotel, residences and facilities in Dubai; Confluence has the 'eyes' of the golfing industry watching the exciting and complex development unfold; it was for this reason that Confluence's Regional Manager, Europe and Middle East, Mr Eddie Sammut, was invited to present on what is the world's largest and most expensive golf course development to date.
In his presentation, Mr Sammut outlined the design brief requirements to create a new global golfing benchmark, comprising the design and development of an 18 hole world-class golf course, an 89 luxury suite hotel, super luxury spa, 14 bungalows, luxury club house, 22 exclusive palaces, 75 mansions, 100 large villas, 90 serviced villas and community amenities, including a grocery store and clinic.
Mr Sammut highlighted some of the challenges in delivering a golf course development in a dessert environment and stated that to date the golf course has invovled extensive landscaping whereby 80 hectares of an off-site turf nursery based in the United States has been established enabling importation of mature turf to Dubai.
The Tiger Woods, Dubai project, due to commence staged completion in 2009, requires continual monitoring of the design to ensure a commercially sensible approach. At the Business Forum, discussion was ignited regarding the best approach to designing a profitable golf development, realising the need for an intricate balance between the design of the marketable, but limited income generating golf course and design and placement of the profit generating surrounding hotels, residences and club facilities.
Confluence was commended at the Business Forum by the industry's elite on our successful project management and delivery of the Tiger Woods, Dubai and on our contribution of expertise to the KPMG Golf Business Forum.
The Tiger Woods Dubai, has recently won the 'Best Golf Development' distinction at the Arabian Property Awards 2008.
