Project Overview:

In a joint venture with the Owner’s internal project services company, Confluence was responsible for the management of the entire project lifecycle of this luxurious 250,000sqm hotel.

Situation/Challenges:

Confluence’s role included managing the design process and procurement of an international design and build contractor together with multiple specialist supplier contracts.

Confluence was instrumental in driving alternative delivery strategy that enabled the client to buy out the construction price six to eight months ahead of schedule to minimize the risk of rampant escalation.

Outcome/Results:

Hotel features include:
• 341 guestrooms and suites including two Royal Suites
• 124 serviced apartments ranging in size from 125 to 350m2 and featuring one to four bedroom furnished luxury units
• 323 one to four bedroom for sale apartments of various size and configuration with high quality finishes befitting a high end residential scheme in the Dubai Financial precinct.
• Blue Rain, a signature Thai fine-dining restaurant; Can Can, a French brasserie; the Center Cut steakhouse; Lobby Lounge & Terrace and No 5 Lounge & Bar
• A 1,400m2 ballroom with a separate entrance, one of the largest column free rooms in Dubai; plus 8 additional function rooms
• Health club, spa and indoor swimming pool

The project team achieved very high standards of quality as a result of the stringent construction controls that were implemented.
