Project Overview:
Confluence delivered Aviva’s new office space in DBS Tower 2 and restacked its existing office at SGX from inception through to migration management and handover.
As part of our role in delivering the new office space, Confluence managed the real estate property search and transaction phase of this project. A technical due diligence investigation was conducted to evaluate base building infrastructures provided by each landlord. This was followed by assisting the Client throughout the process of a complex lease agreement review along with negotiations from a technical aspect.
Situation/Challenges:
The DBS Tower 2 project involved fitting out 64,000sqft of office space over four floors, delivered via re-measurable bills of quantities procurement strategy to fast track the project and to efficiently manage the cost. The Main Contractor was engaged in the early stages and Confluence was given the challenge of directly managing the various business units through space planning, design brief and development approvals to ensure the Main Contractor had adequate information to build.
The SGX project involved restacking 50,000sqft of office space over four floors to accommodate Aviva’s projected headcount growth. The scope also included upgrading the customer service area.
Outcome/Results:
Working collaboratively with the Client, design consultants and contractors, Confluence managed the design process, procurement, construction, planning, implementation and migration phases of both projects, successfully handing over to a satisfied Client within budget and ahead of schedule.
